Who’s the builder?

So there’s gotta be a builder on here ..... right?

Fitted one small kitchen in my entire home owning life in first house.

Staring at my current gaff and its screaming out converting / extending the current summer room and opening up that into the kitchen.

But I have not a single clue what ballpark that would cost, just the building work and bi-folding doors etc not including changing the kitchen on top.

Who can help please folks :)

My experience of building projects... think of a number, double it and while you are at it double the length of time you planned for it to take.

May be something to do with old properties, thick stone walls and conversions of old agricultural buildings.

Hopefully someone with more useful experience will be along soon!

It ‘shouldn’t’ be some major undertaking I think, but as said I’m a novice.

My brother, honest he’s straight and a perfectionist and he knows his stuff.

And he a proper honest no rip off guy, I can put you in touch

He’s also a pain in **** sometimes, but he’s still my bro and I’d stake rep on him, he won’t let u down..

I used to run 13 teams of kitchen/bedroom/bathroom installers, for the first 15 years i was on the tools myself , i could help with advice /design but alas i have probably just one refurb left in me and im just about to move myself in a few months ....................what neck of the woods are you

I have fitted every kitchen in all my houses. It's not hard, they are all built to standard sizes. If in England you will need to get the electrics signed off. Only bit I didn't do was have the worktops cut and jointed.

I’m just coming to the end of a 15 month renovation on a place we bought to retire into. Done most of the work myself but hired a few trades along the way to help when needed. I’m not a professional and all I can advise is go to people who are recommended. For the sake of your own sanity don’t go blind from groups like rated people or my builder. I struggled to get a roofer and hired one from rated people. You have never seen anything like it in your life. Ended up having to have it re done and now going legal to get some money back. If you can find a good one man band builder he will know a joiner, a plumber so on. That’s what I did and ended up with some great work done at reasonable prices.

I would agree with that, a good builder will know a good plasterer, ( very hard to get a hold of,) who will know a good electrician , etc. etc.

We moved to a different part of the country and didn’t know any trades people. We had some damp work done by a guy the estate agent recommended and he had a network of trades people.

Give these guys a look, we have been up to their showroom and you can look around the factory (in normal times anyway). Better quality than some upmarket companies who quoted daft sums. You can also plan your kitchen online and see a 3D rendering and fiddle about with it until you are happy.

It is where our new kitchen will be coming from when we are able to restart bigger parts of our renovation project.

That’s plan A. Plan B is selling up and moving 30 miles west to Barnard Castle, it’s very nice.

Our company TLC can do work on castles just in case your plan B materialises. Usually here in West Wales, but you’re right, Barnard Castle is very nice and worth driving to. However far away you are.

I know a guy who does plastering, fits windows and kitchens - and has a good mate who is a builder.
Both live local you.

Sorry. Took a while to realise it, but our company name The Lime Company of West Wales can be shortened to TLC. In our early days, it was usual for people to make up their own version - usually West Wales Lime. Bit like the People’s front of Judea.

The acronym works ok now that most people round here realise lime is good for old buildings and cement bad. It also seems to be illegal here to use the full name for anything. I think I’m the only person who doesn’t shorten my wife and kids’ names. But again, I’m only half Welsh...
