Any tips for refitting/sealing boot rubber on a 4200?

I often find a puddle in my spare wheel area and pin pointed it to the big black rubber boot seal.

So I pulled it off, cleared up as much of the old white sealant. Applied Granville Black Sealant to the upper/lower part of the metal lip, pushed the seal back on and hoped for the best.

Unfortunately it seems to have made it worse and looking at the rubber I can see moisture sat underneath it and of course the same signs of leakage.

Any recommendations on how the seal should be restuck? Perhaps Sikaflex 221? or is my technique wrong?

Thanks ;)

V8....4/5/6 sources.......seal around spare wheel well, where the wires meet boot lid from body, boot seal, either rear light assembly, petrol filler neck

Thanks Parisien, it definitely seems to be the boot seal :(. Particularly the top left/middle. There is a lot of moisture on the rubber there and this morning, I could actually see big water drops building up there having worked it's way past the seal and in :(

Where the wires meet the boot lid? Could that result in the above?

Anywhere water can get in it will........and track several inches from original ingress...or even feet.........eliminate them one by one!!!

Plan of action is to first receive the Sikaflex 221 in the post, remove the seal, clean it down, inject sealant into the seal and onto the lip and check results.

If not, continue around the other areas mentioned - Thanks :)
