Say you had £10-£20k to invest?

My business partner has about 20k in them. Reckons he gets between £50 and £300 a month in wins.
Had £5,000 last year one month.

Well he is a lucky fecker then.

I have £50k in there and I get around £25/£50 a month for a year now. Sometimes a bit more and sometimes zero.

It is not better than a Santander 123 account. But I leave it there as there is a chance I might win more.

I would say that it’s not the time. The bubble is set to burst, just like it did in the 90’s. Prices are already falling as stock is not selling. Ferrari do seem to be in their own ecosystem granted.

+1. Lots of idiots have been buying cars that were built in too large a quantity thinking they will go up. Next generation want SUVs and there will be an eco backlash against tailpipe emissions vehicles.

Small under 1000sqft so they don’t have to pay rates. Well, that’s the case in Chichester.

I have two.

One is 1800sqft but 2 floors so I lease each floor separately.

My company rents one of the upstairs that consists of three offices. I rent the other two as fully serviced.

The other is 900sqft over 2 floors so rent that out to one company.

You have to put down 20% but offices are cheap.

Offices rent for £3500 a month, mortgage for both is £600. Currently all the rent is going back in to the mortgage to pay it off.

Put down £100k on both to purchase.

They don’t go up much in value granted but I think it’s a cracking ROI.

You pay 20% flat rate on rent takings.

Yeah. This is what I am attempting to do.

Waiting for a bit of a crash and then will hopefully do it.

I am going to move away from resi I think.

However I am considering warehouse rather than office.

Be good to hear your and anyone’s thoughts on this.

Talking hot hatches within the budget as per the thread. It's a buyers market right now and the right cars will gain in the next few years.

Location is key. I am currently sub-dividing a smallish warehouse into three small separate offices, but with shared WC and kitchen facilities. That is because in this part of Dorset there is greater demand currently for smaller spaces. Not many companies are expanding into bigger units. But there are small businesses starting up (say, 1 - 3 people) who don't want to work from home.

And don't forget that (unlike with small scale residential investments) commercial property investments can be held tax efficiently within your pension portfolio.

Good point about putting it in your SIPP but with smaller schemes you are competing with people putting their own businesses into premises owned by their own SIPPs.

I’d be up for this as well - either warehouse or commercial RE... I have pulled a lot of cash out of the market and it’s free to invest into something else.

Speaking virgin... I too am a complete virgin when it comes to commercial RE, rates etc... what’s a good place to start educating myself. I am fairly liquid and would want to diversify into commercial RE as my net worth is currently primarily invested in stocks/bonds and cash

I bought a 306 GTi-6 for buttons a couple of years ago and it is doing OK so far. Not big numbers granted but has gone up 300% so far.

More than I earn in the same time in interest on 25x the value invested.

Yes, you are right. A nice little earner if it was the Premium Bonds, but otherwise it was like putting £20k on Red (or Black)! How much did you bet/win?

So there are some bright sparks on here. What would you invest say £20k in if it was doing nothing in the bank?
I'm not a gambler but I aren't adverse to a little risk for a higher yeald.
Buy gold and or silver....become your own central bank.
Itll position you well for Brexit uncertainties and when the next financial crisis comes you’ll be glad you did.
Excellent average returns in GBP
