I think Bob is saying your being a little optimistic, I tend to agree.

Your best window for sale is now in the coming 4-6 weeks, I would price it accordingly and get it shifted rather then get stuck with it till next spring.

I would say £16-17k should be achievable. With a sticker price of £20k I think you will just put people off.
