Morning all from Cliveden.
Waking up in that beautiful state home makes you feel special (even if the broken heating system in my room ****** me off). Hoping to start the day with a nice walk on the estate grounds weather permitting

Been a couple of times in the past... the C5 TV show on it the other year did it no favours IMO... made it appear to be rather chavey'

Morning all. Still at home at the moment. I'm waiting for the Landlord to turn up.
I fear there is a damp issue in the rental. Actually I know there is an issue, the de-humidifier removes about 4 litres of water a day out of the back bedroom.
I've also noticed the there is no damp course on the property.

Not sure how this is going to be remedied. Any ideas what to suggest?
Massive rent reduction and the purchase of another dehumidifier for the other bedroom affected?

I've a damp meter being delivered to work today as well, and ironically a Thermal Imaging Camera tomorrow (totally unrelated) so could probably do a damp survey myself.
But my time costs, so if he wants me to I'll charge him!

Are the walls of solid brick construction or cavity? If solid (which I suspect it will be due to lack of DPC) then still the best way is chemical damp proof course injection into the brickwork and/or mortar courses. Also is there evidence of the internal plaster wall finish damp from the floor rising up to approx. 1m?

Here’s a pic I took yesterday. You can clearly see the damp from outside.
It's a bit odd as it's above the windows as well.

Looks like moss/lichen growth the same as the cement fillet in the gable! these can be attracted by damp, from what I can make out it seems to be having a detrimental affect on the mortar joints also which again can be caused by continuous moisture. The wall is cavity construction, my initial thought would be brick layers dropping mortar 'snots' on the wall ties causing a bridging between outer/inner walls, but I would expect this to be more sporadic!!.................Hard to say without actually surveying it!!

Looks like he's going to look into a chemical sealant for the back of the house, did mention putting air bricks in, but that will just make the rooms freezing!

I have to keep telling myself that I will only be in for 6-9 months....

Morning, all. Another sunny day on the edge of the ocean. Had a cracking time at a fight last night, although some isolated incidents of hockey kept breaking out. Terrific fun. Today is meetings and then a dinner tonight. Heading home overnight tomorrow.

I'm thinking cavity wall insulation, but can only see two possible injection sites (third course down below the windows) so not sure, windows have trickle vents by the looks, so if open on inside ventilation should be ok.

What’s the house next door like? It looks the same construction in the photo.

Back in the 90’s (and before that in the 70’s) there were dodgy cavity wall fills done that dropped below the DPM and then wicked high up the walls; I’d suggest this may be the case here Mark. It is possible to discover by drilling and pulling some insulation through and finding it soaking!

Morning all got home at 8pm yesterday after an 8 hour drive with all weather's thrown at me and after nights for nearly 3 weeks my sleep well and truly messed up.
Have a medical today and look as rough as :)
