Building underground garage ?

Thanks Ewan. I thought so. Living in the South east where units are expensive and business rates are high, this makes it a very expensive solution. I thought that units under a certain size were rates exempt. Is that right? If so, perhaps I could buy two small ones.
 
This is why I was looking at going underway home.

Feels expensive in the short term but spread over the next 20 years it might prove a bargain (man maths).

Business rate… forgot about that. I have bought the unit through my business, and being just below the threshold for rateable value I can claim relief for small businesses…
Otherwise it would cost 5k per year in tax…. You are right..:
 
I had a similar setup built last year, and waterproofing was what tripped me up the most—don’t skip any steps with drainage, trust me. I used emersonproservices.com for some of the engineering and groundwork advice, especially with ventilation and structural stuff. They were super responsive and helped me avoid a pretty costly mistake with the retaining walls. Worth a look if you're still weighing options.

There's a small petrol station just off TCR, London that did exactly that. The street he is in has a modern terrace row of small houses each over 3 floors with the ground floor being a garage. Ove the past few years everytime one comes up for sale he buys it and then rents out the house part. The garage he rents as secure off road parking to businessmen who want to park in central London whilst at work and are prepared to pay.

10 years ago he owned nearly all of the block and I suspect by now he probably has acquired the rest.

My first house was essentially a detached bungalow over three garages, of which I owned the freehold, but one 'belonged' to me, the others to people on the estate. Ended up renting one of them back for a while.
One guy installed electrics against my wishes. I just let it pass, which will be fun if it catches fire.
