looking to go full time with my business, so want to turn the garage into a work unit, looked at extendind the garage to store the Mas but was quoted £25k+ just for the extension.
I've been looking at wooden garages, looks like it would be less but not sure which one and if its a good idea to store the Mas?

Depends on type of business. If it is an office setup, you can rent a unit around £100 + VAT per month with rolling monthly contract. A craft workshop can also be had and you have the cost of machinery and workbench (the latter incurred if you run it at home or at a rented unit).

My timber framed garage (double with a 5mx3m office) quote was ludicrously expensive (c£100k) so we are going for a stone one at less than half the price.

Thats a lot of office rental money.

thanks, it will be a car detailing workshop. I did think about a unit, I had a quick look and some cost around £1k p.m for a small unit. A concern I have is security for customers cars, with possible highend cars being left in the unit on an industrial site. I would need to spend lots on security; barriers, alarms, cameras (monitored) ect...

I've been using my garage for some time now for the business but want to get a lift, better lighting and make more room with having storage in the extension / place to store the Mas.
i have a big double garage, If I turn this into a unit then I won't have any month unit costs, yes I'll have initial outlay - over winter time it's very quiet, this way I won't be putting money into a unit I'm not using.

you're right a unit would be ideal, going forward I want a big unit to be able to provide more services and staff, currently I don't have the backup funds do this yet...

oh wow, I was looking at similar size, I've seen them for £4-5k but I do suspect these are cheap ones, reason for putting out the thread...

why aren't you looking at renting?

Personally, I would keep home separate from business. You run into home as business premises with council tax charged at business rates (neighbours will report a change of premise use when they get sick of parked cars and traffic increase). Then insurance implications. AND I think it gives the wrong impression conducting business detailing from home. Finance is easy to come by at very low interest. Put together a 3 year plan with forecasts and make a business case. Many units have security included in the rental and having additional CCTV is cheap. Just my opinion. Much better uptake is likely from own business premises - professional and match it with high quality detailing and you have a good combination. Become an authorised user of GTechniq or Gyeon or similar products. Rental is cheap versus storage costs for cars with security (around £100 - £200 per month). A talk with an accountant very early on is always useful in my opinion and experience.

What is this "store the Mas" of which you speak?

This is what I built. Depending on size should come in around £10k including ground works and power. Very high quality.

Can’t be arsed to go outside and take a finished photo

Car has been stored for c2 years on-off. The garage will also be for storage (roof space) as the barn has no loft.

Both employed so not wasting money renting an office when I have one in Wales and Bristol.

Will add money to house too... no one spend £1m on a property without a garage... except me!

Please be aware that working on cars from home could amount to a change of use from residential to car repair workshop and would require planning permission

the next door neighbours are car fans and often pop out for a look at the car I'm working on from MGB to 570s. :)

i'm waiting to be Gtechniq authorised as I apply alot of their coatings but need a better studio / unit.

yep good point, I checked this with the local council and as I'm using it for personal reasons and its not dedicated to the business it seems i'm ok.

I struggled with the car storage problem for a while until I realised storing it in neighbour's vacant garages was not a long term solution. After calling all the storage companies in near proximity asking for quotes I realised I was being treated as a lamb to the slaughter. So I bit the bullet & bought a relatively cheap, newly built warehouse of 110 sq. metres big enough for seven cars when I installed a hoist. I rent the space I'm not using (usually three car spaces) which pays half the outgoings. When I look at the capital appreciation, any other alternative is not viable. I suggest you do your math. & jump in the deep end,you won't regret it.

Hey,

Firstly, I am delighted for you. I mentioned whether you'd ever do this professionally a whole back, as your great at it and it's a passion. Well done for taking the leap!

Do you have anywhere else on your property that is road accessible, other than your driveway?
Its been a while since I've been over and I don't really recall.

My best guess would be that you leave your GS on the driveway under a cover when you have customer cars, then return it to the garage when empty?

As for a good enough premises or operating from home. I see no issue. Sure you can do some work to your garage to have lights set up etc, so that it's more of a professional premises.

You could have a
1. Carcoon

2. PermaBag https://www.autopyjama.com/permabag-engl/cars/

3. Temporary Shelter

4. Cover Craft Noah Cover
Best cover I have found.

I do like that ! When you say "what I built" , is it really self assembly? Guessing that some parts will need two people. I really fancy doing one of these to replace former farm open barn the have now. Structure is steel frame clad in asbestos so it really has to go.
